Meet Charles

I hail from a proud Italian family with roots in the old country, instilling in me traditional values of hard work and integrity. My father, a man of honor, influenced my upbringing alongside his friends who shared similar backgrounds. At the age of 12, I was introduced to the world of agriculture through my father’s friends, who owned thousands of acres of farmland in Rochester, Michigan. Those experiences taught me the value of diligence and perseverance.
 
From the early morning hours of 4:30 AM, we worked tirelessly, whether in sweltering summers or bitter winters. Operating equipment like hay balers and harvesting corn required teamwork and a sense of community, as farmers often pooled their resources to share equipment. The farming operation fed over 1,500 head of cattle among a handful of farmers, engraining in me lessons about commitment and resilience.
 
As I progressed in life, I pursued formal education in mechanical systems, focusing on industrial equipment and diesel engines—not limited to just semi-trucks, but extending even to cruise ship engines. This laid a robust foundation for the diverse mechanical and electrical skills I would acquire. I later immersed myself in the residential sector, working with teams flipping homes. This led me to invest in properties myself, learning to purchase distressed homes, revitalize them, and sell them for profit.
 
My journey into real estate was significantly influenced by an elderly gentleman I met during a commercial appraisal. He encouraged my curiosity, sharing invaluable advice: “At that point in time, you actually become the expert and know everything about the area and the ins and outs of these buildings.” Inspired by his words, I pursued becoming a real estate appraiser, mastering various appraisal methodologies, including the cost approach, replacement approach, and income approach.
 
However, as I began appraising homes in residential areas, I noticed a troubling lack of integrity. Appraisers and REALTOR®s approach the market differently, but the appraisal side is ultimately what ensures a property's worth—essential for determining what a mortgage company, bank, or credit union will lend. REALTOR® may provide comprehensive market studies to guide clients, but without a formal appraisal, decisions can lead to inaccuracies. I often emphasize, “Save your time, save your temper, and save your money. Let’s get it done right the first time.”
 
Having a professional with both appraisal and real estate experience results in a much smoother process. We want to sell your home in a timely manner, ensuring it reflects fair market value—for both the buyer and the seller. The goal is to create a win-win situation, where sellers can make a profit while buyers acquire homes at fair prices.
 
Recognizing the importance of a thorough appraisal solidifies my approach as a real estate professional. Eighteen years ago, I obtained my real estate license, and now, two decades later, I am excited to activate that license fully, combining my technical expertise, appraisal skills, and renovation experience to provide an unparalleled understanding of the real estate market.
